It's Just Cruel
There's no such thing as ‘market price’, it's simply people who own the things, eg. rental properties, deciding to change the price(usually higher) on their own with nobody forcing them to, it's a decision made solely by the owners – although the Kenyan government did try making land owners increase their rental rates so that they get a higher tax return and steal it all.. of-course.

Just because the neighbouring properties have increased theirs doesn't mean you have to as well. The same for other basic needs, just because the others have increased theirs doesn't mean you have to but that's usually not the case as they'd say, "but if everyone else is charging that, why shouldn't I?.. that's the market price now right?"
No, YOU, set the ‘market price’ for yours, because it's yours, YOU make that decision, because again, it's YOURS. Be autonomous for fuck's sake, think for yourself!(but maybe that’s the problem😅)

But you know what, you don't have to, in fact, it makes no sense to.. well, unless it's all about maximising profits at all costs and damned be the human and environmental impact that comes with it.
The thing with capitalistic and individualistic thinking is that, there will never be enough, there will never be just one goal and that's it, you will always say, "a little more can't hurt, right?" and unfortunately most will agree to this way of thinking, endorse it and even propagate it as ‘the way’, and in turn pushing us further and further into exploitative and oppressive systems, which do nothing but harm and destroy.
Acknowledging, identifying and reducing our participation in these systems is so important because there's no good that comes from profiting off of other's struggle for survival, especially basic needs: food, water, shelter, health, education etc - absolutely none at all...
